The Old Forge is set on the edge of the popular village of Bishops Nympton. The village has a post office/store, primary school, Church and village hall whilst the market town of South Molton is about three miles away offering a full range of social, shopping and banking facilities and amenities including schooling to secondary level.

The village is only a mile from the A361 North Devon Link Road which provides a direct route to the regional centre of Barnstaple (15 miles) and to Tiverton and the M5 (J 27) to the east where there is also a station on the Paddington line at Tiverton Parkway.

The boundary of Exmoor National Park is only about six miles and the famous North Devon coastline is also within easy reach by car.

The Old Forge as the name suggests was once the forge to the village before being converted into a dwelling. The property now offers spacious accommodation, particularly to the ground floor, with some fine character features and will be found in good decorative order throughout.

To the rear there is a very attractive, south-facing garden with a superb outlook over adjoining farmland to hills in the distance, together with a useful stone barn that has potential to convert into a small studio or similar, subject to obtaining the necessary consent.

A front door leads to the DINING HALL with exposed timbers and door to fully tiled CLOAKROOM. Steps lead up to the double aspect SITTING ROOM with exposed timbers and a stone fireplace with an oil fired stove. French doors lead to the gardens and stairs lead to the first floor. Also off the dining hall is a LIVING ROOM with fireplace with beam over and bread oven, open grate with canopy over, side display cupboard and exposed ceiling beam. The KITCHEN/BREAKFAST ROOM has a tiled floor and is fitted with a range of timber units with inset 1 bowl stainless steel sink unit with mixer tap and tiled splashback. Fitted oil fired AGA with cooker hood over and space and plumbing for dishwasher. Door to CONSERVATORY. Also off the kitchen is the UTILITY ROOM with stainless steel single drainer sink unit, space for washing machine and boiler for domestic hot water and central heating. Door to outside.

On the first floor the LANDING has exposed timbers and doors leading to THREE DOUBLE BEDROOMS and a BATHROOM. Bedroom 1 is a double room with built-in wardrobes and a fine outlook over the gardens and beyond. Bedroom 2 is a double aspect room with built in wardrobes and bedroom 3 has an EN-SUITE SHOWER ROOM.

The FAMILY BATHROOM is fully tiled and fitted with a matching suite.

Accessed from the rear of the house or through a side gate is a good sized mature garden with paved footpaths and raised flower beds planted with mature shrubs. There is a lawned area with further mature flowerbeds and a paved area with pergola planted with climbing shrubs adjoining the rear of the house. There is a useful STONE BARN 22'9 x 7'8 overall and divided into two with power and light connected currently used as a workshop/store but with potential for alternative uses (subject to the necessary consents). Aluminium lean-to greenhouse.

The enclosed gardens are a highly attractive feature of the property and take full advantage of the views across the valley.
